The Market Study is a complete overview of a real estate product. It approaches the product through sociodemographic analyses, detailing the demand and supply of the area of interest, analysis of prices in the surroundings and comparative analysis with similar and nearby properties.

The Evaluation Form is the product of DataZAP+ that aims to explore in detail the pricing of a property. In addition to pricing the property informed, we do exercises of alternative typologies, study the price variation in the surroundings and do the survey of comparable.

The exercise of alternative typologies consists of the pricing of the informed property considering small virtual changes such as the addition of 1 dormitory, reduction of square footage, disregard of equipment of the useful area such as swimming pool, addition of vacancies and even changes of address. A plataforma Onde Vale é o produto da DataZAP+ para avaliação de desempenho local do mercado imobiliário. Ela apresenta o panorama da região nos últimos 12 meses, o qual contém a metragem mais demanda, o preço mais demandado, o perfil da demanda em termos de números de dormitórios, além do histórico de preços da região e outros dados de anúncios que permitem entender o mercado local.

É possível contratar o acompanhamento do portfólio pela própria plataforma Onde Vale, o que possibilita que o usuário compare o desempenho do seu portfólio com o do mercado em geral.

O Onde Vale permite ainda o usuário ir ainda mais no detalhe. Os mapas de preço e demanda mostram a situação local da região em nível ainda mais desagregado (de 1 a 4 quadras em termos de área de agregação). Nesses mapas também é possível observar o próprio portfólio, o que possibilita um acompanhamento bastante crítico do desempenho deste portfólio. É possível ainda escolher quais tipologias considerar nos mapas, por exemplo, imóveis até 30 m² ou imóveis com mais de 150 m².

Para compreender melhor o perfil da demanda local, o Onde Vale ainda conta com mapas de Origem de leads e de Demanda Secundária, o qual mostra quais locais são procurados por quem dá lead na região estudada.

O Quanto Vale é um laudo (gerado de forma automática) oferecido por DataZAP que auxilia a tomada de decisão por meio da precificação do imóvel e comparação com os anúncios mais próximos (próximos em tipologia e endereço).

O laudo entrega a precificação do imóvel para Venda e Aluguel, além do intervalo de confiança da estimativa, isto é, um preço máximo e um preço mínimo para cada transação que ainda podem ser considerados alinhados com a estimativa.

A principal força do produto é a precisão, que se desdobra em 2 características: a precificação reage à especificação do número do endereço e à caracterização tipológica (área útil, número de dorms, etc) e a precisão da estimativa, a qual está em linha com os modelos internacionais mais precisos.
